Drain Tile & Water Barrier

   Drain tile is installed level with the exterior perimeter of the concrete footings as the first line of defense against groundwater infiltration into your basement. Drain tile is a 4” black corrugated tube encased in a cheesecake sock which keeps small particles of dirt out of the tube.  As ground water seeps into the tube, it flows to and drains into a below-the-foundation sump pump enclosure before being pumped out and away from your home.

 

   Foundations themselves are not waterproof, so we take additional care beyond the drain tile and sump pump system to keep your basement dry. The concrete footing has a grove that the concrete wall sits upon for stability, as well as being a deterrent to water seepage. Additionally we utilize a thick water barrier wrap called “Delta–MS” which far exceeds industry standards for foundation water resistance materials .  

 

   Delta-MS is a strong barrier that is made from special high-density polyethylene (HDPE) resin. The membrane is remarkably impermeable to water and water vapor and unaffected by acidic or alkaline environments. This means that it will last for a long time, and is much better than simply applying tar or a similar material to the foundation as others may do. 

 

   Most production builders simply spray the exterior of the foundation with a tar like material, which is significantly less effective than using Delta-MS.  Stop by our office, we can show you how our process and material selection will help keep your basement dryer than standard production built homes.

 

   If your property is at a low point on the street, or attracts more water than most, there are additional measures we can take to further reduce the risk of water entering into your basement. Rest assured, there hasn’t been a new basement we’ve built, that we couldn’t keep dry. If you build with us, your basement will be dry too.
