Foundation Surveys

Foundation surveys in Glen Ellyn and Wheaton, IL

   Once the concrete foundations have been poured, our surveyor will return to the project site to confirm the foundation is positioned as was approved as part of the building permit. This is extremely important because municipalities have requirements governing the placement of homes, garages and other physical structures on properties.  

   Such requirements include “building setbacks”. As an example, Glen Ellyn has a setback requirement for your home to be at least 40 feet from the rear lot line.  This is called the “rear yard setback”.  There are also side and front yard setbacks that must conform with zoning requirements and approved permit.  In the unlikely event the foundation was poured in a location other than what was approved by the building permit, a modification may be required to be made and should be done at this stage of the project, rather than after the home has been completed.
